ESTATE TO LET.

BLENCOGO, Aug 24, 1793.

TO be LET for the Term of Seven or Nine Years, or a longer Period, and to be
Entered on at Candlemas, 1794, or sooner, if desired, an uncommonly
desirable FARM, near Wigton, in the County of Cumberland consisting of about
One Hundred and Seventy Acres, in good convenient Proportions, of Meadow and
Arable Land;  a Part of which is Tithe-free.

There is not in the County, nor in any other County, more kindly Land for
Corn, or a more rich and generous Soil for Grass and Herbage, than there is
in the Township of Blencogo;  nor, in that Township, better Land than that
of this Farm.

It adjoins to Two small Commons, on both of which this Estate has a Right of
Turning-out.  Coals and Lime lie at no great Distance;  nor the Market-Towns
of Wigton, Cockermouth, and Carlisle.

The Dwelling House, &c. is a roomy pleasant Stone Building, containing Four
good Rooms on a Floor.  There are also a large Kitchen, Dairy, Laundry, and
many other Conveniences;  and the Out houses are particularly spacious and
convenient, forming the Area of a copious Farm Yard, the Whole having been
built within these Three Years, at a considerable Expence.

There is a Well of good Spring Water, with a Lead Pump in it, at the Kitchen
Door, also another at the Stable Door, and another in the Orchard;  a neat
Garden and Orchard, all walled in, and well planted, belong to the Premises.

On this Estate also there are Two other tolerable Farm Buildings, and Four
Cottages, which may enable a Tenant to set off any Part of the Land he
pleases, to Advantage, and keep only such Parts, or Quantity, to himself as
he may think most agreeable.

From many Circumstances, peculiar to this Estate, it is believed, that there
can no where be a more agreeable Farm for a Gentleman Farmer;  nor one more
desirable to any clever industrious Farmer, who really understands Farming.

For further Particulars, enquire of the REV. M. BOUCHER, of Epsom, the
Owner, who will be at Blencogo, or its Neighbourhood, for near a Month to
come;  or of MR. JOHN SIMPSON, at Sebergham, who is empowered to Let the
same, either all Together, or in Parcels, as may be agreed on.
