VALUABLE CUSTOMARY ESTATE IN THE PARISH OF STAPLETON, CUMBERLAND,
                       FOR SALE.

TO be SOLD, by AUCTION, at the SCOTCH ARMS, Rickergate, Carlisle on
SATURDAY, the 4th day of DECEMBER, 1858, at Three o'clockin the Afternoon,
all that very desirable Customary ESTATE called LOW PARKFOOT, situate in the
Parish of Stapleton, consisting of a Dwelling House and suitable Farm
Buildings and Out-offices, and 76 Acres, more or less, of good Arable,
Meadow, and Pasture Land, well watered and fenced.
    There is abundance of Limestone to be got on the Estate, and there is a
good Draw-kiln belonging to it, and Coal is to be obtained at the distance
of only a mile and a half.  There is also a good supply of capital Freestone
for building purposes.
    The Estate is parcel of the Manor of Bewcastle, and is held under Sir
James GRAHAM, Bart., Lord of the said Manor, by the payment of 1s yearly
lord's rent, and a Fourpenny fine on the death of the lord or tenant.  It
pays 2s 6d a year in lieu of tithes.
    The estate is situate about one mile north-east of Stapleton Church, and
is bounded on the south by the river White Line, and on the north by the
Black Line;  and is, in every respect, well worth the attention of those who
wish to invest their money in landed property.

       MANSION HOUSE AND ESTATES.

TO be SOLD, by AUCTION, at the GLOBE HOTEL, Cockermouth, Cumberland, on
THURSDAY, the 25th day of NOVEMBER, 1858, at Three o'clock in the Afternoon
(unless disposed of by private contract, of which due notice will be given),
all that capital MANSION HOUSE, situate at and called ANN'S HILL, near
Cockermouth, in the Parish of Bridekirk, in the County of Cumberland, with
the Lodge, Gardens, Orchards, Buildings and Lands;  and the several ESTATES
belonging thereto and adjoining, called BONNY HILL and APPLETON HALL, in the
said Parish of Bridekirk, containing altogether 230 Acres, or thereabouts,
of excellent Arable, Meadow, Pasture, and Woodland.
    The Estates lie within a ring fence, intersected by the public highway
from Cockermouth to Bridekirk, and are within a mile and a half of the town
of Cockermouth.
    The Mansion House comprises a Dining, Drawing, and Breakfast Room on the
ground floor, with large Kitchens, Butler's Pantry, and every other
convenience;  and on the chamber floors are eight excellent Bedrooms.  The
Out-Buildings comprise a Five-stalled Stable, a Three-stalled Stable, Coach
House, Dog Kennels, Barns, Granaries, Byer, and Sheds, suitable either for a
gentleman's residence or for farming purposes, and the Gardens are well
stocked with Fruit Trees, Shrubberies, and a Green House lately built.
    The Lodge is a neat building, recently erected, suitable for the
residence of a small family.
    The Lands (which surround the Mansion House) are of excellent quality,
well watered and sub-divided;  and the Farm Buildings at Bonny Hill and
Appleton Hall (about half a mile from the Mansion House) are in good repair.
The situation of the Mansion House is highly picturesque, commanding an
extensive view of the Lake District, including Skiddaw and Grassmoor, and
from the adjoining fields a magnificient prospect of the surrounding country
is presented, including Solway Firth, Scotland, and the Isle of Man;  few
situations are, in short, so beautiful and salubrious in every respect.
    The Estates abound with game, and the adjacent rivers and lakes afford
excellent sport to the angler.
    A Lime Kiln and Quarry are upon the Estate, and coal is within an easy
distance.  The Lands are in the highest state of cultivation, well drained
and fenced, and easily pproached from good turnpike and othe roads.  The
Bonny Hill and Appleton Hall Farms will be offered together with the Mansion
House and Lands in one lot, and separately in lots to suit purchasers.
